We offer weekly rentals (7 nights), Prime rental weeks are scheduled Saturday to Saturday.
If you need flexibility, please ask, sometimes we can accommodate "off calendar" dates or additional nights.

(There are no discounts during Prime Season weeks, holiday weeks OR our special discounted weekly rates. These fluctuate, so please ask.)

Reservation/Cancellation Policies
* Customers who book a reservation understand that their booking is considered a contract and agree to Madeira Vista's rules & policies below.

Reservation deposit is $250.00 per week + the $50 booking fee (non-refundable) --- This deposit reserves the unit and also locks in your rate. For your reservation deposit, we accept check, cashier's check, money order, MasterCard or Visa.
Balance due: Remaining balance is due 30 days prior to arrival. We appreciate, if possible that everyone (not overseas) pay their balance by check, cashier's check, or money order. The credit card fees that we pay as retailers are rapidly approaching 5%. Thanks for understanding.
Security /damage deposit: Our owners require a $250.00 security/damage deposit. This is protection for the owner of the unit against damage, theft, or excessive cleaning, and can also be applied to any behavior fines incurred.
The preferred procedure is to "authorize" a MasterCard or Visa for the $250.00 deposit upon arrival. When done this way, the card is NOT charged unless we need to when you leave. If you choose to pay by check (30 days prior to arrival) or by cash, traveler's checks, cashier's check, or money order upon arrival than any refund due to you will be mailed to you within 14 days of departure. Sorry, no checks on arrival.
Cancellation Policy: We want to be fair to the guests AND fair to the owner who has taken their ONLY unit off of the market for the guest who reserved it and is counting on their business. For a cancellation more than 90 days from arrival date, $200 of the $300 deposit per week will be refunded.
This includes a $50 cancellation fee (PER WEEK) and the booking fee is NON-REFUNDABLE.
Cancellation between 30 and 90 days prior to your arrival date: the refund will depend on our ability to re-book the week;
If the week is able to be re-booked at full price, $200 of each $300 deposit will be refunded, this includes a $50 cancellation fee (PER WEEK) & the
booking fee is non-refundable.
*** If the condo can not be re booked, the paid deposit (full amount) stays with the owner since they have taken their condo off the rental market and will lose the weeks' income. *A deposit of more than the policy amount is still considered a deposit and will remain with the owner if condo can not be rebooked.
Cancellations 30 days or less from the date of your arrival is non-refundable.
*All travelers have the option of purchasing travel insurance on their own as an option for added security measures and we encourage you to do so.
“Risk” is the responsibility of the customer as with anything, so protection is up to the purchasing party, not the business.
Failure to protect your vacation investment is not the responsibility of Madeira Vista and no exceptions will be made under any circumstance.

Additional Policies
Sorry, no pets -- no matter how small, quiet, and/or well-behaved.
This is an association bylaw and the management does not have authority to make exceptions.
All of the units available for rental are NON-SMOKING --- Smoking is permissible on the deck, in the open hallways, and anywhere outside, but not on the blended balconies inside of the condo, not even with the windows open.
* If a guest smokes in their rented condo, they will be charged their $250 security/damage fee. No exceptions. Some owners require us, in addition to the $250 charge, to remove the guest from the owners' home for the remainder of their week if this is discovered during your stay.
Please do not smoke in the condos to avoid an uncomfortable situation for both of us.
Our association rule allows up to 6 persons to stay overnight in a unit, no matter of their age. If more than 6 persons occupy the condo, this is a violation of your contract and your reservation and/or remainder of your stay will be forfeited without refund. Booking for 6 and arriving with more puts us in an uncomfortable situation when we have to ask you to leave, so we ask that you kindly respect this Owner/Association rule -----
If you want to have visitors while you are here, that is usually fine, but be aware that we use rules of reason to protect the residents and other guests. It would not be fair (or permitted) for one guest to invite a large group of friends and fill up the parking lot (the pool, the picnic tables, the grills, etc). There are spaces available for visitors; they must park in the spots marked "reserved," and the manager must be made aware. At times during the year, a parking pass may be deemed necessary. You have one covered parking spot exclusively assigned to you while you are here. The onsite manager must be made aware of all visitors -- after 10 PM, they are no longer considered visitors but overnight guests. If you plan on having more than eight people (including yourselves) on premises (such as for a birthday party), our association rules require that you obtain permission from the management beforehand -- permission will usually be granted. If you have a second car or visitor(s), management must be notified. Prior permission must be obtained to have more than two vehicles onsite.
Pool Policies --- For safety and legal reasons, we must enforce the following rules: No running, diving, or breakable containers and all children must be accompanied by an adult. Others, such as no ball playing or saving seats, are based on common courtesy.
The pool hours are 10 AM to 10 PM.
10:00 PM is our normal "quiet time" --- Guests are required to reduce the noise output in order to be considerate of the residents and other guests. You can be fined for noise that can awaken residents and other guests.
Groups larger than 2 units --- Since Madeira Vista is a "residential" community, we have many condos that are occupied by permanent guests. In addition, since we are such a small complex, large groups have the ability to quickly take over the deck area, BBQ grills, pool area etc. and we can not allow this to happen. Not only is it intimidating, but we hope you understand how it can be overwhelming and inconvenient to other guests and residents. We have onsite management to ensure that things run smoothly and every ONE of our guests feels welcome and comfortable. * Due to these circumstances, we limit groups to 2 condos max.
Construction Rules- All condos are owned by individual owners and occasionally, owners make the decision to complete upgrades or renovations.
Unfortunately we can not control this and it's the nature of a condo building. Owners have rights to do necessary construction that fits within their timeline.
We do encourage renovations during slower times, however, we understand there is never a "good time" for customers to deal with noise and the inconvenience.
They have limitations to hours they can work and are limited to Monday thru Friday, no weekend construction.
No refunds or compensation is given for construction inconveniences. Our apologies for any inconveniences that may occur due to construction.
We really want Madeira Vista to be a wonderful and fun residence and vacation spot for everyone here. If you (or anyone visiting you) are creating excessive noise, trash, traffic, or anything else that is a detriment to the residents and other guests, you will be asked to modify that behavior or leave.
Our hope is that you are reading these policies and saying "I am glad they have (and enforce) good common-sense rules." If so, you are the guest that we want and you will definitely like it here.
