There is a one-time $95.00 cleaning/departure fee added to each stay. Local lodging taxes are 12% of the total.
We Do Offer Multiple-Week Discounts
Discounts usually range from 5% to 10% for multiple weeks (Sorry, there are no discounts during the last two weeks of March and first week of April or during our experimental special low Nov/Dec rate of just $595/week)

Reservation Policies
We require a reservation deposit of $250.00 per week in order to hold your condo for you. This deposit reserves the unit and also locks in your rate.
For your reservation deposit, we accept check, cashier's check, money order, Mastercard, or Visa. We ask that everyone that is not overseas please pay their balance by check, cashier's check, or money order. The credit card fees that we pay as retailers are rapidly approaching a ridiculous 5%. Upon arrival, we will "authorize" your MC or VISA for a $250.00 security/damage deposit. This is protection against damage, theft, or excessive cleaning. The preferred procedure is to "authorize" a Mastercard or Visa for the $250.00 deposit upon arrival. When done this way, the card is NOT charged unless we need to when you leave. If you choose to pay by check (30 days prior to arrival) or by cash, traveler's checks, cashier's check, or money order upon arrival than any refund due to you will be mailed to you within 14 days of departure. Sorry, no checks on arrival.
Cancellation Policy: For a cancellation more than 90 days from arrival date, $200 of the $250 per week will be refunded. Betwen 30 and 90 days, the refund will depend on our ability to rebook the week. If the week is able to be rebooked at full price, $200 of each $250 will be refunded. Late cancellations of less than 30 days, no refunds.

Additional Policies
Common sense and common courtesy are the underlying themes here. We try to protect the rights of all of our guests to enjoy their stay.
If you want to have visitors while you are here, that is perfectly fine, but be aware that we use rules of reason. It would not be fair (or permitted) for one guest to invite a large group of friends and fill up the parking lot (the pool, the picnic tables, the grills, etc). There are spaces available for visitors; they must park in the spots marked "reserved," and the manager must be made aware. At times during the year, a parking pass may be deemed necessary. You have one covered parking spot exclusively assigned to you while you are here.
The onsite manager must be made aware of all visitors. Also, if you plan on having more than twelve people (including yourselves) on premises, however brief, our condo rules require that you obtain permission from the management beforehand. Permission will usually be granted. If you have a second car or visitor(s), management must be notified. Prior permission must be obtained to have more than two vehicles onsite.
There are pool policies such as no running, diving, or breakable containers that we must enforce for legal and safety reasons. Others, such as no ball playing or saving seats, are based on common courtesy. Even though it might be more fun if we ignored the rules, we ask that you please understand. The pool hours are 10am to 10pm.
10pm is our normal "quiet time" and we ask that guests reduce the noise output in order to be considerate of your neighbors. You can be fined for noise that can awaken residents and other guests.
We want Madeira Vista to be a wonderful and fun residence and vacation spot for everyone here. If you (or anyone visiting you) are creating excessive noise, trash, traffic, or anything else that is a detriment to the other guests, you may be asked/required to modify that behavior or leave. Our hope is that you are reading this are saying "I am glad they have (and enforce) good common-sense rules." If so, you are the guest that we want and you will like it here.
